Fabulous 4 bedroom, 3 bathroom Disney Villa located at Cumbrian Lakes

Our luxury villa is situated in Cumbrian Lakes, a gated community, in a quiet location, next to 120 acres of conservation area and backing on to a lovely lake.  Its ideal situation only 4 minutes from Highway 192 and 12 minutes from Disney, means it is perfectly located for all attractions and amenities in Central Florida.

The community of Cumbrian Lakes has a children's play area, paths and jogging trails.  Security is ensured by electronic gates at the entrance to the development, which require a 4 digit code to allow access.

Our villa has 4 bedrooms, 3 bathrooms, spacious and comfortable lounge, kitchen with dining area, utility closet, extended pool and Spa, lanai, deck area and double garage complete with automatic garage door opener.

WiFi (Wireless Internet): FREE use of wireless broadband connection to all our guests - just bring your laptop/notebook along & log-on.

All towels for use in the house and linen are provided and are laundered after each visit.  Guests should provide their own pool/beach towels.

Our utility closet contains a washing machine, tumble dryer, iron and ironing board.

At the rear of the house, accessed by patio doors from the lounge and the master bedroom, we have a luxury pool (30ft x 12ft) with spa and poolside shower all within an (40ft x 21ft) extended screened deck area.  The lanai (covered patio area) has a dining table and chairs.

There are also ample loungers and reclining chairs for sun bathing.

Underwater lighting means you can enjoy a late night swim or spa.

The pool & spa are checked & cleaned once a week to ensure they are kept in pristine condition.

All the gardens in Cumbrian Lakes are maintained by the same landscape gardening company to ensure a high standard throughout the community.

Pool heating, which is not required for most of the year, is available at an additional cost of £85 (US$150) per week.

The house is cleaned and checked by our management company after each let.

Both the house and pool are No-Smoking areas.

Location

Cumbrian Lakes is ideally situated in Kissimmee, just 4 minutes drive from Highway 192, where you will find a fantastic selection of shops and restaurants.  Simply leave Highway 192 and drive south on Poinciana Boulevard for approximately 4 miles.  Cumbrian Lakes is on the left hand side - look out for the new impressive combined Cumbrian Lakes entrance signage and waterfall feature!

Although it is so conveniently placed for all the local attractions and amenities, Cumbrian Lakes is very peaceful, with lakes, fountains and woodland to help you relax in lovely surroundings.

If you are flying to Orlando International Airport, the journey to the villa takes about 20 minutes.  From Sanford Airport it takes about 50 minutes.  We will provide clear, detailed instructions to get you to Cumbrian Lakes as quickly and easily as possible.

Living / Dining Areas

The open-plan lounge is bright, spacious and very comfortable.  We have a large flat screen 42" cable TV with a combined DVD and VCR and a selection of films, books and games for the whole family.

The dining area has a table and 8 chairs.

The kitchen is fully fitted with every modern convenience, including electric cooker, large fridge/freezer, dishwasher, microwave, coffee maker etc.

The Bedrooms

Our Master Suite has a luxurious King size bed, cable TV (27") and combined DVD & VCR, 2 walk-in closets, en-suite bathroom with large corner bath, large shower cubicle, 2 wash basins and separate WC.  A safe is provided free for your convenience.  Hair dryers are provided in all bathrooms.

We provide a travel cot, high chair and two strollers/buggies free of charge.

There is also a second master with Queen bed with cable TV, walk-in closet and adjoining bathroom with bath, shower, washbasin and WC.

Between the 2 twin bedrooms is the 3rd bathroom with bath, shower, washbasin and WC.  Each bedroom has a walk-in closet.  Both twin rooms have TV/DVD.  PlayStation 2 with a selection of games in one twin room.

Pool & Spa

Our extended pool and deck area is at the rear of the house overlooking the lake with its floodlit fountains.

Patio doors from both the lounge and the master suite open on to the lanai and pool.  Both sets of doors are alarmed to ensure the safety of children and on the pool deck there is an additional child safety fence.

The covered lanai with its table and chairs and ceiling fan means you can enjoy dining out of doors at any time of day - or night!  It is particularly relaxing after a hectic day at one of the nearby theme parks and you can ease your tired limbs with a refreshing dip in the pool or spa.

If you feel like topping up your tan, we have reclining chairs and sun loungers and lots of Florida sunshine for you to enjoy.

As you would expect with a name like Cumbrian Lakes, there are several lakes here.  The lakeside viewed from our pool area has two superb fountains that are lit in the evenings and gently play in the background.  It is very relaxing.

Our rates for the villa per week not per person!  We can accommodate 8 guests plus infant.

January to February - £490 ($880)

March to June - £540 ($970)

July to August - £595 ($1070)

September to October - £540 ($970)

November to December - £490 ($880)

Easter and Christmas - £610 ($1,095)

Non-refundable deposit £150 / $250 per week. Balance due 8 weeks before departure.

Refundable Security Deposit £150 / $250 to be paid with the balance. This deposit will be returned once our management company has checked the villa and confirmed there are no breakages or damage to the property.

Discounts for bookings of 3 weeks or longer.

Stays of less than 7 nights incur cleaning charge of £40 / $70
